On behalf of the University Hill Neighborhood Association, we are writing to you regarding your new property listing.  We want to be certain that you and all of the agents working for your firm are familiar with land use regulations that apply to University Hill property.  At the same time, we would like to offer our assistance to you and your agents.

The diverse mixture of people and businesses in our neighborhood makes University Hill an especially wonderful place to own a home and raise a family.  The tall trees and wide streets are particularly attractive, as is our location – tucked between the mountains and the University of Colorado's campus.  University Hill boasts outstanding examples of Boulder's best, older architectural styles, including an abundance of lovely Arts & Crafts houses and bungalows.

University Hill is undergoing a renaissance right now with a return to the diversity found many years ago.  More families, professionals, educators, and students are moving into our neighborhood as they are seeking a safe, clean, peaceful, and diverse neighborhood.  We anticipate this trend will continue.  We are eager to share with you the things that we know and love about our neighborhood.  If you would like neighbors to "host" potential buyers and orient them to the neighborhood we would be happy to do so.

In order to preserve what we love about our neighborhood, and in order to avoid future misunderstandings, we want to be certain that you and your seller(s) disclose to potential buyers land use restrictions that apply to houses on University Hill.  Many of the houses on University Hill are zoned LR-E, which allows no more than three unrelated persons to live together. 

Members of the University Hill Neighborhood Association want to be sure that the buyers of University Hill property respect the occupancy limits for property in the neighborhood.  Those of us who live in the neighborhood will seek enforcement when we observe violations of occupancy laws.  We believe that potential homeowners will gain confidence knowing that the neighborhood and City are cooperating in the enforcement of laws that preserve the cleanliness, safety, beauty, and diversity of the Hill. 

We would like you to consider the University Hill Neighborhood Association as a resource for yourself and prospective homeowners.  We thank you, in advance, for bringing our concerns to the attention of your seller, potential buyers, and fellow realtors.  Please circulate this message to all of the agents and staff within your firm.
